Under and by virtue of the powers of sale contained in a certain indemnity deed of trust dated October 2, 2012 and recorded among the land records of Harford County in Liber 10269, Folio 002. The holder of the indebtedness secured by this deed of trust having appointed Charles E. Bradford, Jr., Substitute Trustee by instruments duly recorded among the aforesaid land records in Liber 11682, Folio 152, default having occurred under the terms thereof, the undersigned substitute Trustees will offer for sale at public auction at the courthouse door, 20 W. The following:
All that land and the improvements thereon situate and lying in the second election District of Harford County, State of Maryland containing and being more fully described in the above mentioned recorded deed of trust marked as exhibit A being known and designated as 9 Market St. Aberdeen, Md. 21001.

The property will be sold in "AS IS" condition without either express or implied warranty or representation including, but not limited to the description, fitness for a particular purpose or use, structural integrity, physical condition, construction, extent of construction, workmanship, materials, liability, zoning, subdivision, environmental condition, merchantability, compliance with building or housing codes or other laws, ordinances or regulations, or other similar matters, and subject to easements, agreements and restrictions of record which affect the same, if any. Physical possession of the property shall be the purchaser's sole responsibility and be at their risk and expense.  The substitute trustees reserve the right to accept or reject any or all offers on the property.

Terms of Sale:
A deposit of $10,000.00 payable in cash, certified check or by a cashier's check will be required from purchaser at time of sale, balance in cash upon final ratification of sale by the circuit Court of Harford County, interest to be paid at a rate pursuant to the mortgage on unpaid purchase money from date of sale to date of settlement.  The secured party herein, if a bidder, shall not be required to post a deposit. The purchaser will be required to complete settlement of the purchase within TEN (10) DAYS of the ratification of the sale by the court otherwise the property will be resold at the risk and expense of the purchaser.  Condominium fees, taxes and water, rent, if any, to be adjusted to date of sale. All other public charges and assessments payable on an annual basis, including sanitary and/or metropolitan district charges to be adjusted for the current year to date of sale and assumed thereafter by the purchaser.  Cost of all documentary stamps and transfer taxes and all other costs incident to the settlement shall be borne by the purchaser. If the Substitute Trustee is unable to convey good and marketable title or a resale is to take place for any reason, the purchaser(s) sole remedy in law or equity shall be limited to the refund of the aforementioned deposit.  Upon refund of the deposit, this sale shall be void and of no effect, and the purchaser shall have no further claim against the Substitute Trustees.
