To be known as: 412 Robin Hood Rd. Havre de Grace, Md. 21078 Lot 5, 9.47 +/- acres.

By authority of an assignment of mortgage made the 5th day of February, 2016 and duly recorded among the land records of Harford County, Md. in Liber 11682, Folio 148 the below listed assignee will offer for sale at public auction on:
Thursday, April 7, 2016 @ 11:00am
All that lot or parcel of ground situate and lying in the in the SECOND ELECTION DISTRICT of Harford County, Maryland being known and designated as:

Lot 5 as shown on the plat entitled "Revised 4th Subdivision Plat, Horace L. Storey, Ruth J. Storey" recorded among the land Records of Harford County at plat Bok J.J.R. No. 127, folio 19.

Being all of Lot 5 as originally shown on a prior plat entitled "Revised 3rd Subdivision Plat, 4th Subdivision Plat, Horace L. Storey, Ruth J. Storey" recorded at Plat Book J.J.R. No. 112, folio 106, as acquired by the mortgagors at Liber J.J.R. No. 5217, folio 114.

Saving and Excepting so much thereof [being a portion of the panhandle portion of original Lot 5 (Plat 112, folio 106)] as was conveyed by the mortgagors to Sean Mann and Kathleen Meadows at Liber J.J.R. No. 7509, folio 106 (being a portion of the 0.049 acres therein described.

Being also as to the panhandle portion of Lot 5 (Plat 127, folio 19) as was divided from Lot 4 on the former plat (Plat 112, folio 106) and made a part of revised Lot 5 (Plat 127, folio 19), original Lot 4 having been acquired by the mortgagors at Liber J.J.R. No. 6011, folio 341.

Also conveyed is so much of the panhandle of Lot 5 (Plat 127, folio 19) as was acquired by the mortgagers by deed from Sean Mann and Kathleen Meadows at Liber J.J.R. No.7509, folio 113.

Also conveyed is an easement for ingress and egress for the benefit of Lot 5, Plat 127, folio 19, over so much of Lot 4, Plat 127, folio 19 (acquired by the mortgagors at Liber J.J.R. No. 6011, folio 341) as revised at Plat 127, folio 19, as lies easterly of, and adjacent to the revised panhandle of Lot 5 (Plat 127, folio 19) but not running through the 0.099 acre parcel acquired by the mortgagors at Liber J.J.R. No.7509, folio 113.

The improvements being known as 412 Robin Hood Rd.

Terms of Sale:
A deposit of $7,500.00 will be required at the time of sale, such deposit to be in cash, cashier's check, certified check or in other form acceptable to the Assignee. Balance of the purchase price is to be paid in cash within ten (10) business days of the final ratification of sale by the circuit Court for Harford County. If payment of the balance does not take place within ten business days of ratification, the deposit will be forfeited and property will be resold at the risk and expense of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus proceeds or profits resulting from any resale of the property. Interest to be paid on unpaid purchase money at a rate of 5% (five percent) from date of sale to date funds are received in the office of the Assignee.   In the event settlement is delayed for any reason, there shall be no abatement of interest. Taxes, ground rent, water, rent, condominium fees and/or homeowner association dues, all public charges, assessments payable on an annual basis, including sanitary and/or metropolitan district charges, if applicable, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. Cost of all documentary stamps, transfer taxes and settlement expenses shall be borne by the purchaser. Purchaser shall be responsible for obtaining physical possession of the property. Purchaser assumes the risk of loss or damage to the property from the date of sale forward. If the Assignee is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit, this sale shall be void and of no effect, and the purchaser shall have no further claims against the Assignee.
