By authority of an assignment of mortgage made the 26TH day of February, 2014 and duly recorded among the land records of Harford County, Md. in Liber 10371, Folio 176 whereas, Michael Skrocki and Diana A. Skrocki, executed a Purchase Money Mortgage dated Marsh 24, 2005, and recorded among the Land Records of Harford County in Liber 5950, Folio 318 (hereinafter referred to as Mortgage), to secure the payment of a mortgage debt in the original principal sum of NINETY SIX THOUSAND AND 00/100 DOLLARS ($96,000.00); and was subsequently assigned at Liber 8492/285 and 9040/167. The below listed assignee will offer for sale at public auction on:

All that lot or parcel of ground known and designated as Lot No. 21 situated on Whiteford Road containing 1.83 acres, more or less as shown on a Plat entitled, “Welshland, Section 2”, which Plat is recorded among the Land Records of Harford County, State of Maryland in Plat Book No.31, Folio 9. The premises address being known as:
1436 Ridge Rd. Whiteford, Md. 21160

Terms of Sale:
A deposit of $5,000.00 will be required at the time of sale, such deposit to be in cash, cashier’s check, certified check or in other form acceptable to the Assignee. Balance of the purchase price is to be paid in cash within ten (10) business days of the final ratification of sale by the circuit Court for Harford County. If payment of the balance does not take place within ten business days of ratification, the deposit will be forfeited and property will be resold at the risk and expense of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus proceeds or profits resulting from any resale of the property. Interest to be paid on unpaid purchase money at a rate of 5% (five percent) from date of sale to date funds are received in the office of the Assignee.   In the event settlement is delayed for any reason, there shall be no abatement of interest. Taxes, ground rent, water, rent, condominium fees and/or homeowner association dues, all public charges, assessments payable on an annual basis, including sanitary and/or metropolitan district charges, if applicable, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. Cost of all documentary stamps, transfer taxes and settlement expenses shall be borne by the purchaser. Purchaser shall be responsible for obtaining physical possession of the property. Purchaser assumes the risk of loss or damage to the property from the date of sale forward. If the Assignee is unable to convey good and marketable title, the purchaser’s sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit, this sale shall be void and of no effect, and the purchaser shall have no further claims against the Assignee.
